It is a critical aspect of urban development, and in the case of Saki West LGA in Oyo State, Nigeria, housing development plays a pivotal role in shaping the living conditions of its rapidly growing population (Mukhtar, Amirudin, & Mohamad, 2016).

One of the fundamental aspects of housing development is the diversity of housing types available to a community. This diversity caters to the varied needs and preferences of the population. For instance, some individuals or families may require single-family homes, while others may seek multi-unit dwellings like apartments or condominiums (Cobbinah & Amoako, 2022). This diversity in housing types is crucial for accommodating the different socioeconomic groups within Saki West LGA, ensuring that housing options are inclusive and accessible to all (UN-Habitat, 2020).

Affordability is a central consideration in housing development, especially in regions experiencing rapid population growth (Eerola & Saarimaa, 2018). Housing must be accessible to a broad spectrum of income levels to ensure that individuals and families are not excluded from adequate housing options (Zeng et al., 2014). Achieving affordability is a complex challenge, as it involves not only the initial cost of housing but also ongoing expenses related to utilities, maintenance, and transportation (Choguill, 2017).

The challenges faced in developing housing in growing regions like Saki West LGA are multifaceted and often intertwined. Rapid urbanization and population growth strain the existing housing stock and infrastructure (Musa et al., 2021). This leads to issues such as inadequate housing, overcrowding, and insufficient access to basic services like water, sanitation, and electricity (Sabela & Isike, 2018). Additionally, the sustainability of housing developments must be considered, taking into account environmental factors and the long-term well-being of the community (Watson, 2014).

Understanding the concept of housing development is critical in addressing the housing challenges faced by Saki West LGA. This exploration serves as the foundation for the subsequent sections of the literature review, which will delve into urbanization theories, housing policy, and the significance of community participation in the housing development process. By comprehensively understanding housing development, policymakers and urban planners can formulate effective strategies to ensure that the growing population in Saki West LGA has access to safe, affordable, and sustainable housing options (Barker, 2019).





The research methodology for this study was designed to comprehensively address the research objectives and shed light on the housing development challenges in Saki West Local Government Area (LGA), Nigeria. This chapter outlines the methodology used in conducting the research, explaining the research design, population of the study, sampling technique and sample size, sources and methods of data collection, data analysis, and the measures taken to ensure the validity and reliability of the study. Additionally, ethical considerations related to the research process are discussed.

Research Design

The research design is fundamental in shaping the overall structure of the study and the methods employed in data collection and analysis. For this research, a quantitative survey research design was chosen. This design is characterized by its ability to gather data from a large number of participants, facilitating the generalizability of findings (Anderson, Fontinha, & Robson, 2020). Given the scope of the study, the quantitative survey design is well-suited to collect data from a significant number of respondents in Saki West LGA. This design allows for a structured and systematic approach to collecting data, aligning with the research’s objective to investigate housing development challenges in the area (Saunders, Lewis, & Thornhill, 2019).

Population of the Study

The target population for this research consisted of residents in Saki West LGA who were directly impacted by housing development and had firsthand experience with the challenges faced. Saki West LGA has experienced significant population growth over the years, leading to considerable housing demand. To comprehensively address the research objectives and collect a representative sample, a target population of 1,200 respondents was chosen.



Data Presentation



Summary of Findings

The study investigated housing development and planning in Saki West Local Government Area (LGA), situated in Oyo State, Nigeria, with a focus on urbanization, population growth, sustainability, affordability, community participation, and government policies. The research aimed to address the challenges associated with housing development in a region experiencing significant population growth. To do so, a comprehensive survey was conducted to gather data from 104 respondents. The findings provide valuable insights into the perceptions and preferences of residents, shedding light on key aspects of housing development in the area.

The study’s findings underscore the critical importance of sustainable housing practices. The majority of respondents (70.2%) strongly agreed or agreed that housing development should prioritize environmentally friendly construction materials and practices. This emphasizes a strong inclination toward sustainable housing initiatives in Saki West LGA. These results align with the global trend toward environmentally responsible construction and the need to address climate change and environmental degradation. Such findings underscore the importance of considering sustainability in housing policies and development strategies to ensure that housing infrastructure is not only functional but also environmentally responsible.

The study also investigated the role of public-private partnerships in promoting affordable housing. The findings show that a considerable majority of respondents (72.1%) either strongly agreed or agreed with the promotion of affordable housing options through such partnerships. This highlights the significance of collaborative efforts between the public and private sectors in addressing housing affordability issues. The support for public-private partnerships is indicative of a recognition that solving affordability challenges requires multifaceted approaches, including cooperation between government bodies and private enterprises. This suggests the need for policymakers and stakeholders to explore avenues for creating affordable housing options through partnerships that encourage responsible housing development.

In terms of local government involvement, the study indicates strong support for government incentives and support for sustainable housing initiatives. A significant majority of respondents (84.6%) either strongly agreed or agreed that the local government should provide such incentives and support. This underscores the belief among residents that local government plays a pivotal role in fostering sustainable housing development that enhances living conditions. These findings point to the importance of local government support in the success of housing initiatives in Saki West LGA. It implies that the local government should actively engage with housing planning and development to ensure that housing projects align with the community’s needs and aspirations.

The data on the architectural design and aesthetics of housing units provides additional insights. A substantial portion of respondents (68.3%) either strongly agreed or agreed that the architectural design significantly impacts their housing preferences. This suggests that the visual appeal and design of housing units are important considerations for residents when choosing housing options. These findings imply that housing developers and planners should not only focus on functionality but also pay attention to the aesthetics of housing units to meet the preferences of potential residents.

Proximity to workplaces or educational institutions is another crucial factor in housing preferences. The study reveals that a majority of respondents (73.1%) either strongly agreed or agreed that proximity is significant when considering housing options. This reflects the desire for convenient access to work or educational facilities. Housing planning and development should, therefore, take into account the accessibility of these important amenities to cater to residents’ needs effectively.

Moreover, the data on community participation demonstrates the value residents place on community-driven housing projects. The majority of respondents (76.5%) either strongly agreed or agreed that they are willing to actively participate in such projects to address housing needs. This underscores the importance of involving the community in housing planning and decision-making processes. It suggests that community engagement can lead to more effective and relevant housing solutions tailored to the specific needs of the population.

In conclusion, the study’s findings shed light on the housing development challenges and opportunities in Saki West LGA. The results emphasize the importance of sustainable housing practices, affordable housing options through public-private partnerships, and the active involvement of the local government in supporting housing initiatives. Moreover, the architectural design, proximity to key amenities, and community participation are key considerations in housing preferences for residents. These insights provide valuable guidance for policymakers, urban planners, and housing developers, as they seek to address the growing housing demands and challenges in the region. By aligning housing policies and strategies with the expressed preferences and needs of the community, sustainable and affordable housing solutions can be effectively developed to improve the quality of life for residents in Saki West LGA.


The results of the hypotheses testing in this study offer valuable insights into the housing development landscape in Saki West Local Government Area (LGA) of Nigeria. The findings affirm the significance of several factors in shaping housing preferences and planning, guiding policymakers, housing developers, and local government authorities.

Hypothesis 1, which focused on the key challenges faced in housing development, was supported by the data, with respondents overwhelmingly agreeing that the current housing situation in Saki West LGA presents notable challenges. This underscores the need for targeted interventions and innovative strategies to address housing issues in the area. The rejection of the null hypothesis in this case is indicative of a collective recognition of existing challenges that must be addressed.

Hypothesis 2, centred on the impact of population growth on housing development, also found support among respondents. The majority acknowledged the multifaceted influence of population growth on housing, encompassing environmental, social, and economic aspects. This result reaffirms the intricate relationship between demographic changes and housing needs, underscoring the importance of proactive and sustainable planning.

Lastly, Hypothesis 3, which explored recommendations and strategies for sustainable housing planning, received substantial support. Respondents expressed a willingness to engage actively in community-driven housing projects, indicating a strong community orientation toward housing development. Moreover, the acceptance of public-private partnerships as a means of promoting affordability aligns with the broader discourse on inclusive housing policies and practices.

In conclusion, the findings from the hypotheses demonstrate a shared understanding among residents of Saki West LGA regarding the pressing housing challenges and the need for sustainable, community-focused strategies. This study contributes to the existing literature on housing development by providing empirical evidence of residents’ perceptions and preferences in the context of a rapidly growing region. It underscores the importance of involving local communities, embracing sustainable practices, and fostering collaboration between public and private sectors to meet the evolving housing needs of the area effectively.


Based on the findings of this study and the identified challenges and opportunities in housing development in Saki West Local Government Area (LGA), the following recommendations are proposed:

  1. Community Engagement and Participation: Foster active community involvement in housing planning and decision-making processes. Residents should have a say in shaping housing policies and initiatives, ensuring that the housing solutions align with their needs and preferences. Establish regular community meetings and consultations to gather input from residents, creating a sense of ownership and collaboration in housing development projects.
  2. Public-Private Partnerships: Encourage public-private partnerships that promote responsible and affordable housing development. Collaborations between government agencies, private developers, and non-profit organizations can stimulate the construction of housing units that cater to a variety of income levels. This approach can help address the affordability challenge by diversifying housing options.
  3. Sustainability and Environmental Considerations: Prioritize environmentally friendly construction materials and practices in housing development projects. Adopt sustainable building designs and technologies that reduce the environmental impact of housing units. This includes energy-efficient construction, water conservation measures, and the use of eco-friendly materials. Encourage developers to obtain green building certifications to ensure sustainability in housing.
  4. Infrastructure Enhancement: Address the availability of essential amenities such as water supply, electricity, and sewage systems. Infrastructure development should be a priority, as these services significantly influence housing choices. Invest in upgrading and expanding infrastructure to make housing more attractive and functional, ultimately improving the overall quality of life in the LGA.
  5. Housing Policy Reform: Revise and adapt housing policies to the specific needs and dynamics of Saki West LGA. Policymakers should consider the unique challenges posed by population growth and urbanization in the region. Explore innovative policy solutions to enhance affordability and accessibility, such as subsidies for low-income households or incentives for sustainable housing projects.
  6. Capacity Building and Education: Invest in programs that enhance the capacity of residents, housing developers, and government officials in sustainable and community-driven housing development. Offer training and workshops on sustainable building practices, affordable housing design, and community engagement. Education can empower stakeholders to make informed decisions that benefit the entire community.

This study on housing development challenges in Saki West Local Government Area (LGA) in Oyo State, Nigeria, significantly contributes to the body of knowledge in several key areas. Firstly, it sheds light on the specific challenges associated with housing development in rapidly growing regions of developing countries. Saki West LGA serves as a representative case study, offering insights into the unique issues that arise due to population growth and urbanization, which can be extrapolated to similar contexts. The identification and analysis of these challenges, ranging from housing affordability to the need for sustainable construction practices, provide a valuable resource for policymakers, researchers, and urban planners looking to address housing issues in similar regions.

Furthermore, this study emphasizes the importance of community engagement and local participation in housing planning and development. Highlighting the role of residents in shaping housing policies and projects, contributes to the growing field of community-driven development. The study underscores that a top-down approach to housing development is often inadequate in meeting the needs of the local population. As such, it advocates for a more inclusive, bottom-up approach to housing planning, which has implications for a wide range of development initiatives beyond housing, fostering community-driven development models. This approach is not only relevant to Saki West LGA but also provides a broader perspective for similar regions striving to promote sustainable and community-driven development.
